Sketches
Slope has to be increased to 2.5 in 10 for corrugated roofing. This can be accomplished by lowering the the rear wall height to 7 1/2 feet rather than 8.
To scale with 36x80 door and three 16x32 clerestory windows.
To scale with 12X36 windows and 36x80 door. ($120 more).

Framing
I am assuming 2'x6'
Roof System
Need about 144 sf depending upon length of overhangs.
Corrugated roof panels. 9-10" over hang front and back. Moisture barrier, 2" Rigid foam insulation, 7 1"x3"x12' furring strips (nailers) spaced at 2' increments with 3/4' polyiso in between the nailers. All boxed in by 2X8 around perimeter so drip edge gets installed on top of insulation but under metal panels. High edge gets modified ridge flashing.
Outstanding Questions:
Eaves?
Insulate Top or Bottom of roof?
Roof Material?
Electrical
Heaters: Need 1200watts or 3600 BTUs to heat 120 sf.
Bill can tell you better but I think that if you have space/capacity in your breaker box in the cottage for a 20 amp (x110=2200 watts) circuit or 2 15 amp circuits (2x110=3300 watts) that might be what you need for this tiny room. That (20 amp) gives you the 1500 watts for the heater and 700 for light bulbs, chargers, etc.) For reference also a mini-on-demand water heater (7 gal capacity) draws 12 amps so, if installed, space heater and water heater could not be run at same time.
Outlets: 3 or 4 interior and 2 exterior (front and back GFI)
Outdoor porch light? Motion sensor?
Bathroom (Phase II)
Composting toilets
Best Rated Composting Toilet ($1020)
Potential Shower
Water heater
Windows
Sounds like you have 2 side windows selected.
Clerestory windows could be 3 32x16 windows from Home Depot or something similar ($151 each)
Another better more expensive option is from Lowes 11.5X35.5 at $207 each.
Interior Walls
Sheetrock
Need about 12 4'X8' sheets.
Exterior Cladding
Materials from Butler (Horizontal, vertical or diagonal pattern?)
Need about 410 sf of planking
and same for moisture barrier
Insulation R-23
Flooring
Floor joists (parallel to rafters) 16" center 2"X6" (10 10' and 2 12')
Subfloor (5 4X8 3/4" sheets)
Insulation Idea: 1"x2" ledge, drop in 1" faced polyiso cut to fit bays, seal polyiso and layer in R-19 fiberglass in the bays. Moisture barrier where?
Need roughly 120 sf
Actual floor: Something from Butler?
Trim
Assuming trim boards can be located at Butler.
Front Door
Back Door
Do we have one?
Decks (Phase II)
Piers
Decking: PT or Composite?
Foundation
Current idea. Three 12' PT (4x6) shed runners running perpendicular to floor joists set on 9 piers placed on crushed rock bed.
Discounts
Both Lowes and Home Depot offer discounts. Lowes offers businesses rewards after $2500 per year and HD cuts prices when single purchases pass $1000.
